Aren’t you curious to find real stories of real estate rather than the sky falling media version of things that make you want to curl up in the fetal position and regret waking up in the morning? Me too. I came across some positive news that I thought was worth sharing.
I talked to some folks from Las Vegas over the weekend and I asked them how things were going. They said, it was still bad in Las Vegas as home prices were still declining. They asked how we were doing here in Branson and I gave them the typical Realtor answer that we never had the super high increase that Las Vegas had so we didn’t have as dramatic of a low but we did have some drama.
I like to work with facts rather than opinions so it inspired me to check the real numbers.
I keep a running tab of my own data that I process year after year to keep track of the Branson Real Estate Market and what I found was two years of recovery!

If you look at the number of transactions (closed sales) from 2005 until today you’ll see that 2005 was an amazing year for real estate in Branson with 13% to 15% appreciation in values from the previous year. Then 2006-2008 were declining years, not only in the number of transactions, but also in the average price of a home. The market bottomed in 2009 and has had two years of an increase in the number of transactions from the previous year in both 2010 and 2011.
The decline in the average sales price has leveled off to $141,169 from $143,169 in 2010 and $147,000 in 2009. The foreclosure inventory is being absorbed and as it continues to do so, we should see an increase in that average home price.
But the good news is, buyers are out there and want real estate. Interest rates are still at historic lows and so are average home prices. People love a sale, and that’s evident an increase in the number of buyers to Branson Real Estate for the past two years.

People who buy at Branson Canyon are of a practical variety. Many seem to be smart, entrepreneurial and weigh all the options before they buy.
I really enjoy working with people who look at all the angles: What are the HOA dues, what do they cover, are the homes well maintained, condo with shared walls vs. condo home at Branson Canyon with private back yard, location, proximity to shopping and attractions and the list goes on.
Often times, I get an existing owner who wants to upgrade or buy another home and because they are smart, they always look around at what else is out there before they buy again. This time, I thought the comments were worth sharing. Thanks for reading.
“…I will also say that after seeing all that we have seen...I don't know why there isn't a waiting list for people renting and those wanting to invest in rentals for Branson Canyon. I keep looking around my cottage, inside and out, my treed back yard and sunset views...when we get ready to add another home, we hope there is another one for sale...”

May first is here and that signifies the start of the summer season in Branson. It’s also means a surge of people will be out there looking at the Branson Real Estate market and buying up second homes, condos and cabins.
Just a quick note here to say that our pool is open and this year you’ll find its ship shape. We spent the spring doing some resurfacing and repainting of the pool deck. It’s another way to see your HOA dues at work in a positive way. Whether you are using it yourself or offering it to your guests, it’s nice to see that things at Branson Canyon are clean and well maintained.

Last year at Branson Canyon we decided to introduce a new floor plan to the Branson Real Estate Market called the Master Cabin. It hit the market with rave reviews and we had a surge of sales at the end of August in 2011 due to its popularity.
This plan is a wide footprint and, aside from this model for sale, there is only one remaining building site available to build this on.

We had two sites left last week; however one was picked by a great group from central Illinois. We’re looking forward to having their wooded, lake retreat ready by October.
This floor plan is a five bedroom, five bathroom plan that offers privacy for each guest. Five couples could stay here and easily have easy access to their own bathroom. The plan also features two screened in decks, an enormous ceiling with beam work, stone, knotty pine and knotty alder. It really feels like a lake home.
Currently the home is in the drywall phase and should be ready in about 45 days.
Upon completion, we will list the home on the open market but are offering it to you at a pre-construction price of $340,000.
The early spring has helped the Branson Real Estate Market with a surge in activity and some firms are reporting having had their best January on record. We have as well, and we’re looking forward to a great year.

Don is a plumber who wants to re allocate some funds to real estate. He has worked hard all of his life and has stashed away some cash and wants to take advantage of all of the “deals” on the market. He came to town to buy Five, Two Bedroom/Two Bath Condos that he wants to turn into nightly rental properties at a purchase price of about $65,000 each. He does it! He finds the deals and buys furniture for 10 Bedrooms and 5 living rooms and sets ups 5 different properties on VRBO or Homeaway.com. He is now on the phone and on the emails renting out 5 different properties

Betsy, is Don’s cousin and is a mom with three kids who has learned to work smarter because time is a limited resource. She heard about Branson Canyon and buys one home there for the same price that Don paid for his 5 separate properties. She knows that a 5-6 bedroom nightly rental home is more in demand than 2 bedroom homes and knows that there is less competition out there. She sets up one business, one website, one rental account and takes 5 times less calls, emails, and issues. She buys furniture for 5 bedrooms and 2 living areas. She loves staying in her beautiful home and she rents it out when she is not using it.
Don feels cramped in his 2 bedroom 2 bath hotel room type property and at the end of the year realizes that Betsy made the same renting one home as he did renting his five, little, two bedroom condos. He wants to buy at Branson Canyon but now has to liquidate 5 properties in order to roll his dough into his new maintenance provided, beautiful vacation home. Hmmm…He now has to sell his properties for what he paid for them because when he bought his properties; those “deal” prices are now the sales comps that he has to use to determine the value for his property.
Be careful when you are looking for a “deal.” There is a reason the property was foreclosed on. Come to Branson Canyon where there have been no foreclosures or short sales, request some more info to find out how you can be more like Betsy.
Branson Canyon reports great results for 2011 and great feedback from owners. Cornering the market in maintenance provided homes on the Branson Real Estate Market, Branson Canyon is the leader in homes sold in Taney County in the 250K-350K Price Range based on info provided from the Tri-Lakes MLS. Not only did one out of every 5 homes sold in this range sell at Branson Canyon, but the people who bought those homes are happy.

Nor should they! When you buy a condo in Branson you are forced to share walls, roofs, foundations and the cost to maintain it all. I know developers have come along way in condo construction with steel framing and concrete walls for sound reduction, but why share a wall if you don’t have to? Go Crazy!

Branson Canyon is a community of single family homes that are zoned as condominiums along a private nook on Table Rock Lake. Instead of only owning everything from the drywall in (as you would in the traditional sense) you own the interior and exterior of your building and the land underneath it. This is considered your “unit” and everything else (such as the land between the homes) is the “common element”. It is still as ultra low maintenance as a condo but it’s yours, all of it – finders keepers.

Here is the best part…If you were shopping for a condo in Branson or a vacation condo on Table Rock Lake, a good buyer’s agent, working for you, would find out the ins and outs of the Home Owners Association. Most importantly, how much has the association set aside for repairs and deferred maintenance. If the answer is… a big goose egg, then you, along with all of your neighbors, could get an assessment for the needed repairs. Yep, it’s the way it works in the condo world. The association decides who does the work, when you get assessed and for how much. But, imagine if you lived at Branson Canyon…since you own your single family home (zoned condo) you get to decide when you want a maintenance item done, who does it, and how much you want to spend. More control is one of those comforts we talk about when we say you get all the convenience of a condo with all the comfort and privacy of a single family home.

It means that before we send in a bulldozer willy nilly to clear your lot, (as many developers in the Branson Real Estate Market would do) we have to go in and cut down some trees by hand so that the dozer driver can be given clear instructions, “Don’t mow those over!”
Before we place your home on the lot, we walk it with two or three of our team members so we can get good opinions on which trees we can save and which ones have to go. I feel bad for those trees that have to go, and for the many marshmallows that fall victim to their sacrifice on the burn pile.
